Following these steps will help you prepare so you can get organized and sell your home for the best price possible.

Pricing your home is an art, not a guessing game. If you price it too high, you risk scaring off buyers. Too low, and you’re leaving money on the table. Sometimes, we might even recommend a professional appraisal for extra peace of mind.

Your home is about to make its big debut—let’s make it shine! Whether it’s decluttering, depersonalizing, or making small repairs, we’ll guide you on the most cost-effective updates to help buyers fall in love. The goal is to make it feel welcoming and allow potential buyers to envision themselves living there. Bonus points if you can make it Instagram-worthy. 😉 (But no pressure!)

Step 4: Craft a Custom Marketing Strategy

One size does not fit all when it comes to selling your home. From listing to selling, we’ll create a marketing plan tailored to your property. Think professional quality photos, virtual tours, drone shots, social media buzz, agent-to-agent networking, and even SEO-driven ads. Our goal is to create so much traffic in the first few weeks that buyers won’t be able to resist!

Step 5: Evaluate Offers Like a Pro

As offers come in, we’ll review each one carefully, checking for things like mortgage pre-approval, contingencies, and terms. If an offer doesn’t quite meet your expectations, no worries—we’ll negotiate for you. You might be able to adjust closing dates, conditions and / or terms, or even offer a little more incentive to sweeten the deal.

Step 6: Accept an Offer & Navigate the Subject Period

Once we’ve reviewed and negotiated an offer that feels right, it’s time to accept—but we’re not done just yet. In most cases, there’s a subject (or contingency) period where the buyer works through things like financing, inspections, and due diligence. Think of it as a short “engagement” before the official “wedding.”


During this time, we stay on top of everything—coordinating with the buyer’s agent, keeping tabs on timelines, and helping you navigate any questions or renegotiations that might come up. Once all subjects are removed and the deal is firm, then it’s time to celebrate, throw up the SOLD sign, and get ready to close!

Step 7: Prepare for Closing Day

With subjects removed and the deal firm, we’re in the home stretch—literally. Now it’s time to roll up our sleeves and get everything ready for closing. We’ll coordinate with the buyer’s side, your lawyer or notary, and any other pros involved to keep things moving smoothly and on schedule for closing day!

Your job? You’ll want to ensure utilities are scheduled to be transferred or cancelled, insurance is bound, and all those little loose ends are tied up neatly. You’lll also want to start packing, and plan your celebratory dinner. We’ll handle the real heavy lifting (paperwork-wise—we can’t promise to help pack boxes, but we will cheer you on).

Step 8: Closing Time!

Congratulations, you’ve made it to the finish line! The final paperwork gets signed, title is transferred, and you’ll officially pass the keys to the new buyer. All that’s left is to celebrate your successful sale!
